Farmers have shown us they have a serious need to extend the life of their concrete surfaces. We saw this as an obvious opportunity; we experimented with various formulations and tested those that looked the most promising until we found the formulation that worked best; we've called it AgriCrete PIM++.


We then went to work on developing a formula for a better easy-clean top coat product. When we found the best one we called it AgriCrete TS++.


We are pleased to offer these two new products to our agricultural  communities as they are always appreciative of cost saving developments.

 DynaCrete.NET products are specified for protecting and extending the life of 30,000 plus square feet of floors comprising 2 new barns. These barn floors as part of the Miller Research Complex at the University of Vermont will be subjected to extensive agricultural effluents and animal urine and excrement, which would normally destroy the surface of these floors.

In the late 1990's we developed a system for treating concrete bridge decks. We also developed a system for repairing cracks in concrete bridge decks. Both these systems were specified in 1997 by the British Columbia Ministry of Transportation and Highways as the only systems to be used on the over 3 million square feet of concrete bridge decks on the (Vancouver) Island Freeway Project. They specifically made it clear there were to be no "or similar" systems allowable.

In 2008 at the request of a personal friend this system was used to treat and repair the suspended slab between the two floors of their buildings' parking levels. 

In 2015 we were called by the strata council president saying they were now required by the province to prepare and submit a "Depreciation Report" to better inform themselves and future sellers and buyers of the units in their 20 story building what maintenance costs were to be going forward. This "Depreciation Report" was to be obtained from appropriate engineers, then submitted to the provincial government. It would clearly show the amount of funds, as owners, they were required to allocate in the months and years ahead to meet future maintenance costs for the entire building.

It so happened this report contained the requirement they put a membrane on the suspended slab in their parking area at a cost of approximately $150,000. This membrane was to be repaired when needed and would probably need to be replaced every 15 years or so. This was a minimum financial commitment of $10,000 per year for the owners.

They called us because we had told them in 2008 the work we did was permanent, so why should they require a $150,000 membrane?. Could we help?

We met with them on site and discussed the "Depreciation Report" as it pertained to the slab and then inspected the slab in question with them.

The slab looked like the day it was done 7 years prior, with no signs of deterioration or anything requiring attention.

They asked if I could call the engineers who did the Depreciation Report. I did so.

I explained to the engineer, "this system was developed for concrete bridge decks. It was vastly superior to any membrane and extreme overkill for waterproofing a suspended slab in a parking structure, as was the crack repair system implemented. I further explained how it was permanent and cost them only $16,000! Once!

At the end of our conversation the engineer remarked, "I'll look into it". 

The president of the strata council called me about a month later saying the engineer had informed them the requirement for the membrane had been waived.

The president of the strata council thanked me, profusely.

After comparative testing  (against s competitors product that was twice as expensive, which needed to be reapplied at least every 2 years and was not environmentally safe) DynaCrete.NET PIM+ is approved by Morrison Hershfield. This engineering firm is a north America wide firm specializing in building envelope systems and the systems or appropriate treatments to protect and extend the life of the exterior concrete surfaces of buildings .  


PIM+ was subsequently specified by the architectural firm Henriques Partners on the exterior concrete surfaces of a 22-story high rise being built in the west end of Vancouver, B.C., Canada.

​​​​​​​​​Our PIM (Permanent Internal Membrane) products; DynaCrete.NET PIM+ PIM+ Type S and AgriCrete.com PIM++ utilize technology based on various penetrating silicates. Our three penetrating densifiers for concrete as well as DynaWood, for wood, are totally safe, so safe in fact, I have personally drank a sip on numerous occasions to prove the point!


The silicates used are some of the same silicates municipalities put in your drinking water to remove heavy metals. Some of these silicates are also used in tooth pastes and many other products that find their way into your mouth daily. That said, we certainly do not recommend drinking our products, but we want you to understand how safe they are.  


When applied as specified, the above four products require no respirator or mask.  They are also safe for the environment, animals, plants or fish.  The PIM products for concrete can even be applied after it rains, as long as the surface has dried to, at minimum, the damp stage. It can even rain on the surface a few minutes after one of these products is applied, with no negative effect.


We always recommend our applicators  wear rubber gloves and safety glasses.

We recommend gloves, because the liquid glass/silicates in these four products (once the water dries) becomes a fine, (200-mesh) powdered glass. That's talcum powder fine. As the water in our products evaporates, this fine, powdered glass will collect in the creases of hands and fingers leaving them raw and red, uncomfortable, but not serious.  Hands are then simply washed with soap and water as required. This will remove the powdered glass.


We also always recommend applicators wear a pair of safety glasses  when applying these materials, because it could be possible some wind driven over spray gets blown into your eyes. Again, nothing too serious, and it will probably never happen, but if this should happen, simply flush as soon as possible with clean water.


When you use a DynaCrete.NET or AgriCrete.com PIM (Permanent Internal Membrane) product to treat your concrete surfaces, those treated concrete surfaces will remain looking like the day you treated them almost for ever. This is because the benefits imparted are "IN" the concrete not "ON"  the concrete, and to the depth the products have penetrated, the gels have  formed  and then they hydrated into glass.  The concrete  is now PERMANENTLY waterproof, 98% vapor proof and the strength increased by up to 1500 psi. You can understand, such concrete is going to stand up to deterioration from the elements, from pressure washing, from abrasion and salts and chemical cleaners much, much better now. This is why your concrete will look like the day it was treated for years and years.


It's the same on wood surfaces. Some of the major advantages of treating wood surfaces with DynaWood are: if these surfaces are to be painted, and have exterior solid stains or glues applied, or some other secondary coatings or coverings put down, like laminates or carpets; because the surfaces are now 98% vapor proof and harder, glues will bond better and adhere longer. Moisture vapor will no longer be able to come up under your coatings, wood flooring or carpets. Moisture in these situations can be the cause many problems; including discoloration, warped wood, dampness, rotten carpets, and most seriously, mold!

FOR OWNERS OF INDUSTRIAL, COMMERCIAL OR RESIDENTIAL PROPERTY

HERE ARE SOME COMMON PROBLEMS YOU MAY POSSIBLY BE EXPERIENCING WITH YOUR CONCRETE: 


Moisture vapor is drawn through concrete from the cooler (negative) side to the warmer (positive) side or surface. As the moisture travels through the concrete it will dissolve some of the alkali salts in the concrete. When this moisture is drawn to the warmer, positive surface it evaporates leaving the alkali salts on the surface, or under any coating, causing the coating to blister and peel or fall off. The alkali can also build up as hard, white, streaks of efflorescence bleed, or on split-faced block or paving stones as a powdery, white, residue called efflorescence bloom. This will continue to happen every time these cement based surfaces absorb water and it then evaporates. When this happens, these alkali salts are no longer holding the fine surface particles of the concrete surface together and "dusting" takes place. The fines wash and wear away, and after a while the stone aggregate starts to appear. If this happens with the cement based grout holding your rock wall or chimney together, the grout is not holding that rock or brick together as well now. Eventually this will require the grout having to be repaired and those white streaks of efflorescence will require sand blasting to remove them properly. 

Another major concern, MOLD, is also caused by moisture vapor being drawn up from the cooler underside of concrete to the warmer surface of the concrete. This moisture can also be trapped under carpets or floor coverings, or absorbed by wood or laminate. This constant dampness can cause the mold to form and grow rapidly, which can be very bad for the health of you, your family, your pets and your home. 

Concrete surfaces treated with DynaCrete.NET PIM+ or PIM+ Type S will stop this, PERMANENTLY.


Water, from rain, or even from pressure washing, will seep into untreated concrete and re-emulsify the alkali salts.  When the surface of the concrete warms up from the sun, the water and the re-emulsified alkali salts are drawn to the surface where the water evaporates leaving the alkali salt crystals and concrete powder. The alkali salts are now no longer holding the "fines" of your concrete's surface together, and the resulting "dusting" occurs whereby your concrete surface deteriorates until it looks like exposed aggregate. (See the pictures on the Products page). Treatment with DynaCrete.NET PIM+ or PIM+ Type S will stop this, PERMANENTLY.


De-icing salts used on your concrete surfaces will only speed up the process above; they emulsify and mix with the water from the melting ice. This salt-rich mix seeps into your unprotected concrete surfaces. The damage occurs as the water evaporates; The salt crystals formed are now larger than the alkali salt crystals that used to fill the voids in all concrete because of the added de-icing salts. The result; as the salt crystal grows is a fracturing of the surrounding concrete. When this happens just below a concrete surface it is called "spalling". This is when the surface "fines" pop off in chunks, flakes, even sheets! 

Treatment with DynaCrete.NET PIM+ or PIM+ Type S will PERMANENTLY stop salts from damaging your concrete surfaces.


FOR FARMERS; they have some serious problems with their concrete surfaces too: 

Calcium chloride and Alkali salts accumulate on all concrete surfaces, old and new, and is a major problem for the feet of animals and overall foot health. Think of these animals standing all day in a soup made up of salts in a solution of urine and feces. Great! On new concrete surfaces, chlorides coming to the surface during the initial hydration of the concrete is also known as "new barn syndrome".  

The solution is to treat all concrete floors, and especially new ones, with AgriCrete PIM++. AgriCrete PIM++ was specifically formulated to be a multi-purpose solution for the extreme conditions confronting every farmer; The Permanent Internal (glass) Membrane AgriCrete PIM++forms increases the density of concrete up to a 1/2" or more. This glass impregnated layer of concrete permanently stops the penetration of all liquids, water, urine, etc., down into the concrete, and it permanently stops the  calcium rich alkali salts from being drawn back to the surface when the liquids evaporate.  Problem solved.


Another problem for farmers is anaerobic acids forming in silos from fermenting corn or feed; It neutralizes the alkali salts holding the "fines" together on the concrete walls and floors. The loosened "fines" or sand grit are now mixing with the feed causing teeth problems with the animals. This need not be.  Another problem solved.


Lactic acids from milk,  or uric acids from animal urine and feces, and chemical cleaners, all neutralize the alkali salts holding the "fines" together destroying all concrete surfaces. The life of these concrete floors or surfaces are greatly reduced. Impregnating the concrete with glass by treating it with AgriCrete PIM++  and applying the easy-clean top coat AgriCrete TS++ will  PERMANENTLY remedy this problem. Another problem solved.


Yet another problem for farmers is bacteria growing in concrete constantly subjected to the absorption of the many liquids in the farming environment; water, urine, feces, etc. A prime example of bacteria growth occurs on dairy farms in the milking parlors. Keeping these surfaces clean is critical, but as soon as these surfaces are cleaned, the bacteria immediately starts growing up from within the concrete again. The result is the animals are constantly standing in a calcium chloride, alkali salt rich "bacteria soup".  This cycle of cleaning, consumes more time and more money than need be, and the "bacteria soup" will have a serious and negative effect on animals and their foot care.  All these problems can be remedied by treating the concrete with AgriCrete PIM++. Another problem solved.


The glass impregnated layer formed in these concrete surfaces by the deep penetrating AgriCrete PIM++ will PERMANENTLY trap this bacteria beneath it. Trapping all that bacteria PERMANENTLY means these treated surfaces will be easier to clean and won't have to be cleaned as frequently, which not only helps reduce time and costs the farmer spends on cleaning, but saves him all the concerns and costs related to the problems his animals can suffer when standing in a calcium chloride, alkali salt rich "bacteria soup".  


For the ultimate easy-clean surface we developed AgriCrete TS++ to be applied as a top coat over concrete surfaces previously treated with AgriCrete PIM++.
